Trace & Access reports

An understandable record of the investigation, findings and plumbing work.

Start with what you have noticed

A useful leak report explains what was investigated, what the evidence showed and what work followed. It helps a homeowner, landlord, property manager or insurer understand the job without relying on a verbal handover.

Bring the evidence and the work together

The report records the relevant observations, investigation methods, source findings and access or repair details. Supporting photographs are included where appropriate. Tell us in advance about any insurer reference or specific reporting request so it can be considered when arranging the job.

Signs that can prompt an investigation

  • An insurer asking for investigation evidence
  • A concealed pipe needing access
  • A landlord needing a repair record
  • A property manager coordinating follow-up work

Planning the visit

Ask your insurer whether approval is required before the appointment. Keep any policy instructions or claim reference available. You remain responsible for discussing cover and reimbursement with the insurer.

What to be aware of

Trace and access, pipe repair and reinstatement may be treated differently by your policy. A report supports your submission but cannot guarantee claim acceptance or payment.

A method that may help

Moisture meters & mapping

Compare readings across affected surfaces to understand the distribution of damp. The engineer selects the appropriate combination for the property.

For an agreed residential job, £1,350 covers investigation, specialist detection, tracing, necessary access or excavation, the plumbing repair, parts, materials, post-repair testing and a Trace & Access report. The plumbing repair has a 12-month workmanship warranty. The total includes any applicable tax. Decorative and remedial reinstatement is excluded.

Do I need to identify the leak before enquiring?

No. Describe the actual symptoms, the full postcode and any earlier findings. The investigation establishes which system and methods are relevant; you do not need to open floors or choose detection equipment.
