Look beyond the words “leak repair”
A search for leak repair near me may return plumbers, detection specialists, building repair firms and emergency call-out services. Their offers can cover very different work. Before comparing prices, explain whether the source is already known and whether the pipe is accessible. If a previous company found the leak, provide its report so the next visit can be planned from the evidence. If the source remains uncertain, ask whether the repair quote also includes tracing it.
Detection and access are separate parts of the job
Locating a likely source does not by itself expose the damaged pipe. A repair beneath flooring or outside may need an opening or excavation. The proposed access should be explained, including any permission needed for communal or neighbouring areas. The material above the pipe matters when planning how to reach it. Tell the company about valuable finishes, restricted rooms, driveways or any limits on water interruption before agreeing the appointment.
Understand what is meant by a plumbing repair
The plumbing repair concerns the affected pipework and suitable parts or materials for the agreed fault. It is different from restoring tiles, plaster, floor coverings, paint or landscaping after access. Ask whether both stages are included or whether a separate contractor will be needed for the finishes. Drying and water-damage restoration may also be separate. A clear written scope avoids assuming a repaired pipe means every sign of the leak has been put back as it was.
Ask about testing and the written findings
Suitable checks after the repair help assess the affected system. A written report can record the investigation, access and plumbing work for the homeowner, landlord or managing agent. If an insurer is involved, check its requirements before instructing the job and pass on any reporting request. A Trace & Access report does not decide what the policy covers. Detection, pipe repair and reinstatement may be treated differently by the insurer.
What Flow Tracker’s residential price covers
The agreed residential package is £1,350 including any applicable tax. It includes investigation, specialist detection and tracing, required access or excavation, plumbing repair, parts, materials, appropriate post-repair testing and a Trace & Access report. Plumbing repair workmanship is covered for 12 months. There is no separate hourly charge simply because the agreed work takes longer. Decorative and remedial reinstatement remains excluded, and commercial instructions receive a separate quotation.
Confirm the address before booking
Send the full postcode, property use, symptoms and any existing findings. Tell us who can authorise the work and provide access, especially for flats and rented homes. We confirm coverage, scope and the appointment before requesting the £100 residential deposit; it is part of the total, leaving £1,250 remaining. An enquiry is not a booking or an automatic payment. Availability is confirmed for the particular address, including places at the outer edge of the listed service area.
What to tell us when you enquire
If another company has traced the leak, share its report. Make sure the person authorising the work understands any access needed and has permission for shared or neighbouring areas.
