Similar appearances, different sources
A dark patch, musty smell or bubbling finish does not establish why moisture is there. Plumbing, condensation and external water entry can produce overlapping signs. Treat the visible damage as the starting point for investigation.
Timing is useful information
Tell the investigator whether the problem changes after rain, bathing or heating use. Mention any previous damp treatment or plumbing repair. The purpose is to understand the sequence of events, not to make you responsible for diagnosing the fault.
Readings need context
A moisture meter helps compare surfaces, while a thermal camera records surface temperature. Neither independently proves a leaking pipe. Appropriate system checks and the property layout help explain what those readings mean.
Repair the cause before restoring the finish
If evidence supports a plumbing leak, the next step is tracing and repair. If it points to roof, ventilation or building-fabric issues, a different specialist may be needed. The plumbing package does not include drying, mould treatment or decorative restoration.
